► A payment of 50% of your reservation total is due at time of booking with the balance due 15 days before your arrival date. No checks or cash.
► A refundable security deposit of $250 is charged to your card for each booking. It will be released in full back to the original form of payment within three days after checkout provided there are no damages to the property or its contents, or no excessive cleaning by our team.
► Cancellation Policy: Direct bookings made through this website may be cancelled up to 5 days before arrival for a full refund. Please note that this policy applies only to reservations made here; cancellations for stays booked on other platforms like Airbnb or Vrbo are subject to each platform’s terms.
► The maximum number of guests (adults & children) allowed is 6 in River Rock, Cozy Nest and Moonlight in the Boondocks; 5 in River Bluff; 4 in The Greenbrier & Bird's Eye View and 2 in Hoot Owl Retreat and Chance for Romance.
► Check in is 4:00 PM or later. We work diligently to have the property ready for you right at 4:00 PM, but there are rare occasions when additional cleaning may be required. There are no refunds in this situation.
► Checkout is by 10 AM. Late checkout requests cannot be accommodated.
► Intentionally misrepresenting information on your booking submission or request with intent to circumvent one or more of our policies or rules could result in your booking being cancelled up to and including the date of arrival. No refunds will be given. Additional fees could be charged for misrepresentations realized after checkout.
► A two-night minimum stay is required, unless otherwise noted.
► In order to rent, all guests must be 25 years of age or have a parent or guardian staying in the property.
► In pet friendly properties (River Rock, River Bluff, The Greenbrier, Chance for Romance, Hoot Owl Retreat and Moonlight in Boondocks) one dog up to 30 pounds is allowed for a $75 length of stay fee.
Dogs are NOT allowed to be left in the property alone unless crated (not locked in a bedroom or bathroom). Pets MUST BE house trained and kept off beds and furniture. No puppies (they chew on furniture). Pets must be supervised and on a leash when outdoors in the yard. Tie-out cables tied to trees, the building or outdoor furniture is not permitted. Barking and wandering must be controlled. All outdoor pet waste is required to be picked up no matter where they do their business. Failure to comply may result in additional cleaning fees.
► Daily housekeeping service during your stay is not provided.
► Guests are not permitted to invite visitors. Only paying guests are allowed on the property.
► Smoking is NOT allowed inside or out. This includes cigarettes, cigars, e-cigarettes, vape pens and marijuana.
► Quiet hours are from 9 PM to 9 AM.
► Absolutely no discharging of firearms is allowed at our properties. This includes BB/pellet, Airsoft and paintball guns. The setting off of fireworks is prohibited.
► No candle burning inside or out.
► Road and mountain bikers must keep their bikes on vehicle racks or in secure storage areas where provided. Bikes are not allowed to be left parked outside, inside or on porches and decks.
► Occasionally appliances, electronics, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other "Acts of God" that are outside of our control will not result in a refund of any monies paid. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency.
